Caravan Holidays North Wales

Coastal stays, booked direct

How to choose a caravan management company in North Wales

The right service should fit your caravan, your park and the time you want back. Use these questions to compare written proposals before deciding.

Compare fees · Compare the service · Check owner control · Talk through your caravan

1. Compare the full cost, not only the percentage

Ask what the percentage is charged on, which platform and payment deductions come first, and what cleaning, annual administration, maintenance and optional extras cost. A lower headline percentage can still produce a different overall bill.

  • Commission basis: gross booking price, or payment received after platform and payment deductions?
  • Changeovers: what is included in cleaning, linen and inspections?
  • Extra work: who approves repairs and additional spending?
  • Reporting: can you see bookings, deductions and owner payments clearly?

CHNW's published standard fees

Our management fee is 15% of Payment Received after booking-platform and payment-processing deductions, plus a £75 annual administration fee per caravan. Routine changeover cleaning is £35, or £40 at Marine Holiday Park. Other agreed extras are separate. Read the owner FAQs and owner terms for the full service details.

2. Ask how the day-to-day service works

  • Marketing: who writes the listing, chooses photographs and keeps amenities accurate?
  • Pricing: how are dates, demand and minimum stays reviewed? What assumptions sit behind an income estimate?
  • Guests: who answers booking questions, provides arrival information and handles stay issues?
  • Local care: who coordinates changeovers, inspections and maintenance, and what happens if a problem is found?
  • Park knowledge: how are park rules, passes, pet restrictions and seasonal opening explained to guests?

Ask for concrete examples of reporting and the process, with private guest and owner details removed. Income estimates and marketing activity do not guarantee bookings or profit.

3. Check your control and the agreement

Discuss owner-use dates, how to block your calendar, spending approvals, the payment schedule, notice periods and what happens when management ends. Confirm your park permits the arrangement and ask what information the manager needs before advertising.

4. Compare answers against your priorities

For each manager, write down what is included, what costs extra and what still needs clarifying. Give particular weight to the support you need most: guest communication, pricing, changeovers, local care or clearer reporting.
