We are Chris and Vicky. We built Caravan Holidays North Wales around the challenges we know first-hand: rising site fees, empty dates, late-night messages and keeping a holiday home ready for every arrival.

Our hands-on caravan letting management covers Towyn, Rhyl, Prestatyn, Kinmel Bay and Abergele. Reserve your family stays in advance, then let us manage the agreed rental calendar around them.

Let’s make letting feel simpler.

1. Free Suitability and Earning Review

Tell us your holiday park, caravan model, number of guests, pet policy, Wi-Fi availability and the dates you want to keep for yourself. We will explain whether the caravan is a good fit and give you a realistic initial earning view.

2. Checks and Owner Onboarding

We confirm ownership, photo ID, insurance, relevant safety records and that your holiday park permits subletting. These checks protect you, your guests and the service.

3. Listing Setup

We agree the facilities, house rules, photos and calendar, then create or optimise the listing and pricing.

4. Bookings and Changeovers

Once live, we handle agreed booking channels, guest messages, arrival information and cleaning coordination.

5. Ongoing Optimisation and Reporting

We review demand, adjust prices, manage open dates and issue your monthly owner statement.

Know the numbers before you join

Clear Caravan Management Fees

Our standard management commission is 15% of Payment Received after booking-platform and payment-processing deductions. The commission is VAT-inclusive where chargeable, so VAT is not added on top.

  • Annual administration fee: £75 per caravan.
  • Routine changeover cleaning: £35, or £40 at Marine Holiday Park.
  • Other costs: deep cleaning, laundry, maintenance or agreed extras are charged separately when applicable.

Owner statements are normally prepared around the 10th of each month, with payment aimed for around the 15th, subject to completed stays, cleared funds and reconciliation. Please read the full caravan owner terms for the complete basis of the service.

We focus on established coastal holiday parks and consider each caravan individually.

If your park is not listed, contact us. We will check the location, park rules and whether we can support it properly.

What Owners Need Before Going Live

  • Proof of caravan ownership and owner identity.
  • Suitable holiday-let insurance.
  • Written confirmation that the park permits subletting where required.
  • Current gas, electrical, fire and other relevant safety records.
  • Accurate information about facilities, restrictions and maximum occupancy.

We explain these requirements before onboarding. You do not need to upload documents just to ask for a callback.

Caravan management FAQs

Can I still use my caravan?

Yes. Reserve your personal dates in advance and we will keep them unavailable to guests.

Do I need permission from my holiday park?

Yes. We only proceed where the park permits the proposed subletting arrangement and any required approval is in place.

Who pays for cleaning?

Routine changeover cleaning is deducted as an owner cost: normally £35, or £40 at Marine Holiday Park. Agreed deep cleans or extras are separate.

Who handles guest questions and problems?

We manage guest communication before, during and after the stay and coordinate an appropriate response when an issue is reported.

What if a guest causes damage?

We use clear house rules and applicable deposits or damage processes. We document reported issues and help manage any claim or deduction in line with the booking terms.

How are prices set?

We consider seasonality, school holidays, local events, demand, facilities and comparable North Wales caravans, then review prices as conditions change.

How quickly can my caravan go live?

Timing depends on your documents, park approval, safety records and photos. When everything is ready, onboarding can usually move quickly.
