How to price a caravan holiday let in North Wales

Inside our Revenue Manager: demand-led pricing, clearer decisions and a local team who knows your caravan.

The Retreat Atlantic caravan and decking in Kinmel Bay, North Wales
Your caravan. Your available dates. A pricing plan built around both.

What should you charge for your caravan? Start with the property, the dates you can offer and the demand for those dates. Then consider the cost of each stay. A full calendar is useful, but the amount you receive matters too.

At Caravan Holidays North Wales, we bring together PriceLabs dynamic pricing, our Lodgify booking calendar and our own Revenue Manager to support those decisions. Chris and Vicky add the local judgement: your park, your caravan, your plans and the practicalities of managing each booking.

Start with your caravan

What affects the price of a North Wales caravan holiday?

A summer school-holiday week and a midweek autumn break serve different guests. The same nightly rate is unlikely to suit both. When setting a caravan holiday price, consider:

  • The caravan itself. Accurate sleeping arrangements, condition, accessibility, pet permission and facilities help guests understand what they are paying for.
  • The park and location. Towyn, Rhyl, Prestatyn and Kinmel Bay offer different settings. Compare relevant accommodation and what is included, rather than treating every nearby holiday let as equivalent.
  • The dates and booking window. Seasonality, school holidays, events and the time left before arrival can influence demand. They do not guarantee a booking.
  • The available calendar. Your own stays and closed dates reduce the nights available to sell. A blocked night is not evidence of a paying guest.
  • The length and cost of a stay. Short breaks can fill gaps, but each new booking brings another changeover. Booking-platform and payment charges also affect the amount received.

A sensible starting rate needs review as circumstances change. Simply copying the cheapest caravan or increasing every price in summer misses much of the picture.

What is revenue management?

Revenue management means reviewing prices, available dates and booking conditions together to support the income a holiday let can achieve. Dynamic pricing is one part of that process: adjusting rates in response to demand and the rules set for the property.

The wider question is whether a proposed booking pattern makes sense. Could a shorter stay help fill an otherwise unused gap? Would it create another cleaning cost? Are the remaining nights genuinely available, and are the proposed rates suitable for this caravan?

More booked nights do not automatically mean a better owner return. Accommodation revenue, income after cleaning and the final owner payout are different figures. Management commission, channel charges and other agreed costs still need to be considered.

CHNW Revenue Manager

Evidence and provisional options for our team to assess.

These tools have different jobs. PriceLabs supplies dynamic pricing to our connected Lodgify setup. Lodgify supports the booking and availability picture. Our Revenue Manager brings evidence into a staff review so we can consider the available dates, stay restrictions and costs together.

Review the dates ahead

The Revenue Manager organises decisions into short-, medium- and longer-term periods. A gap close to arrival may need a different approach from dates further ahead. This makes the decision easier to discuss than relying on one annual price or an unexplained headline figure.

Consider cleaning alongside stay length

Its comparison view deducts the caravan's confirmed cleaning cost once per booking. That helps our team consider the trade-off between shorter stays and repeated changeovers. It is not a calculation of the final owner payout: other costs remain separate.

Check the evidence before acting

Booking data, owner blocks and broader market context need interpretation. Nearby accommodation is not always comparable to your caravan, and data can arrive later than the booking itself. We check the available evidence rather than treating a software suggestion as certain.

The value of joined-up management

What makes our approach different for caravan owners?

You get pricing technology within a local management service. Chris and Vicky are caravan owners themselves. Our role is to connect the numbers with the caravan, your personal-use dates and the guest experience.

That means considering the practical result of a pricing decision, explaining the costs and managing the agreed work around a stay. Our service brings together marketing through agreed booking channels, guest communication, changeover coordination and owner reporting. A price can attract interest; accurate listings and a well-managed stay help turn that interest into confidence.

The Retreat Club adds another part of the guest journey, with rewards for eligible completed direct stays and reasons to consider another visit. It supports our effort to encourage repeat bookings; it does not guarantee them.

Our difference is the combination of tools, local care and clear expectations. You have a team to discuss the strategy with, alongside the people coordinating the agreed management of your caravan.

Questions owners ask

Caravan holiday pricing: useful answers

Should I use a fixed price or dynamic pricing?

A fixed price is simple to understand, but it cannot respond on its own to changing demand or the time left before arrival. Dynamic pricing can adapt rates within property-specific rules. It still needs suitable settings and review; neither approach guarantees more income.

Does dynamic pricing mean always lowering the price?

No. Rates can move up or down as demand and the pricing rules change. The aim is a suitable price for the available dates, rather than a blanket discount.

Can I still reserve dates for myself?

Yes. Agree and reserve your personal-use dates in advance so the rental calendar can be managed around them. Keep us informed when availability changes.

Will the rental estimate show my final payout?

No. It is an illustrative gross income range for planning. Cleaning, management commission, channel and payment charges, and other agreed costs affect your eventual return. Read our published owner terms and discuss the service schedule before joining.

Do you guarantee occupancy or revenue?

No. Your caravan, its park, available dates and demand all affect the result. We use pricing tools and local review to make informed decisions and explain expectations clearly.

Do you manage caravans in Towyn, Rhyl and Prestatyn?

We work along the North Wales coast, including Towyn, Rhyl, Prestatyn and Kinmel Bay. Each caravan and its park permission is considered individually. Explore our caravan management service or ask Chris about your park.
